Arbor Hills Park, located at the heart of the community, covers nearly eight acres and provides scenic views, a sledding hill, playground equipment and basketball courts. Knollwood Conservation Park, which buffers Arbor Hills’ southern border, unfolds over 15 acres of black oak forest and sand prairie. There, neighbors enjoy trails for hiking and snowshoeing. And if that wasn’t enough, The University of Wisconsin Arboretum, which offers more than a thousand acres of oak savannahs, prairieland and marshland, is just north of Arbor Hills.
What Does the Neighborhood Look Like?
Arbor Hills is comprised entirely of single-family homes built on winding residential streets and cul-de-sacs. Development of Arbor Hills began in the 1950s and carried on throughout the 1960s in three phases. Today, there are fewer than 500 homes to the neighborhood. Its central location and close proximity to natural areas and schools — Aldo Leopold Elementary School was built along its eastern border in the late 1960s — made Arbor Hills an instant hit. In the decades that followed, dedicated neighbors have worked to ensure that Arbor Hills remains a wonderful place to make a home.

Despite being a quiet residential neighborhood, Arbor Hills is just minutes from all the amenities the west side and downtown areas of Madison have to offer. Downtown Madison is just five miles north of Arbor Hills. West Towne Mall and Hilldale Mall, two of the west side’s most popular retail destinations, are both less than five miles away from Arbor Hills. Surrounding communities are also easily accessible for Arbor Hills neighbors. Fitchburg is less than three miles south of the neighborhood, and is about seven miles southwest. Middleton, meanwhile, is less than nine miles west of Arbor Hills. Close proximity to natural areas like the UW Arboretum, community parks and greenways that run throughout the city make Arbor Hills an incredibly versatile neighborhood.
