This Month in Real Estate: April 2016

Home sales year-to-date continue to rise in Dane County and throughout the SCWMLS region. For Dane County 2015 was the second best year for home sales ever and 2016 is slightly ahead by 1.3%. In the graph below you can see that all of the South Central Wisconsin region is up, especially Crawford/Richland/Vernon County where we see the highest jump of 19.8%.

As you can see in the graph below the number of listings has dropped for this year as compared to last year but the number of sales is up by one and still going strong. With interest rates still low there is still a large buyer demand but low inventory. This creates a competitive buyer's market where there are often multiple offers on one home, going over asking price.

In Dane County the supply of active listings stands at just 2.17 months, far below a balanced market of a 6 month supply. The rest of the SCWMLS region (excluding Dane County) is standing better at 5.75 which is considered a fairly balanced market. The median sales price, shown in the chart below is still on a rise. Dane County Specifically is at $239,900 which is 5.2% higher than last year. The entire South Central Wisconsin region is trending higher Year-to-date.
