Tips to Save Energy and Add Value

When it comes to energy efficiency, look for smart features and expertise to help you save energy and money and add value to your home.

1. Begin with a Right-Sized Home.

If the home you buy is simply too large for you or your family’s needs or plans, you stand a good chance of wasting energy through excessive heating and cooling costs. If it’s too small, you’ll feel cramped and uncomfortable. It’s a big investment, so seek balance and buy it “right” from the outset. 

2. Purchase Energy Star Appliances Such as Your TV, Dishwasher, Washer and Dryer, and Microwave.

And especially the refrigerator, as it alone contributes about 10 percent of the energy use in a home. Also, unplug electronics not in use or turn off power strips to avoid phantom charges. 

3. Install Efficient Lighting Such as Compact Fluorescent (CLF) or LED Bulbs in Every Fixture.

Lighting accounts for about 6 percent of an energy bill each year.

4. Get an Energy Audit and Have Tests Performed to Identify Ways of Improving Your Efficiency.

You can always upgrade your heating, ventilation, and air conditioning (HVAC) system as well as your thermal envelope, which includes insulation, windows, and doors  and the seals or weather stripping around them. Visit for more tips.


This Month in Real Estate: May 2016

Compared to last year, home sales in Dane county are down 8.3%. However, the 842 reported transactions ranked 3rd best for the month over the last ten years. Year-to-date sales are ahead in all of the South Central Wisconsin MLS regions except Dane County. Median sale prices also rose in most markets for the month and are equal or ahead of all markets for the first 5 months in 2016.

The supply of active inventory stands at just 2.23 months, compared to 3.15 months last year. A balanced market has a 6 month supply between buyers and sellers. With the low inventory rate we are seeing multiple offers on the few homes that are for sale. Fierce buyer competition may be holding back many owners from selling.

Summer is a great time to lock in low interest rates that stand at 3.6%. This is well below the rate of 4.04% of last year. If you're considering buying a home now may be the time to lock in those low rates before they are gone.

School is out and summer is officially here! The days are long and the weather is warm, so it's time to take on those outdoor summer projects. Here are a few things you can do around the house to keep your home and yard in shape for the summer months ahead.

Paint your home's exterior

The warm dry summer weather makes it an ideal time to paint. Check out this article on how to paint your house!

Check for cracks in the foundation

Walk around your home to check carefully for cracks in the foundation. The smallest crack can let in water and pets.

Clean the gutters

To keep your roof in shape keep dry brush and leaves out of your home's gutters and downspouts. Also consider installing gutter guards to keep leaves and other debris out, making upkeep easier.

Go through the school stuff

Decide what you can stow for next year, donate, or toss. Declutter by getting rid of old papers and homework and store any meaningful artwork.

Get the outside ready

Now that kids are home for the summer it's time to take the summer toys out of storage. Add something fun like a tire swing or a sprinkler attachment. Make sure everything is in good shape and ready for fun.

Repair and seal fences and garden structures

Add a fresh coat of paint and sealant to any fences or gates to make sure they are in good shape for years to come.

Put in screen doors

Screen doors will keep out any pests like mosquitos or flies.

Lighten up decor

Welcome the new season by making a few simple swaps to brighten up the room. Try new art, a piece of accent furniture or lighter home accents.
