Home sales year-to-date continue to rise in Dane County and throughout the SCWMLS region. For Dane County 2015 was the second best year for home sales ever and 2016 is slightly ahead by 1.3%. In the graph below you can see that all of the South Central Wisconsin region is up, especially Crawford/Richland/Vernon County where we see the highest jump of 19.8%.
As you can see in the graph below the number of listings has dropped for this year as compared to last year but the number of sales is up by one and still going strong. With interest rates still low there is still a large buyer demand but low inventory. This creates a competitive buyer's market where there are often multiple offers on one home, going over asking price.
In Dane County the supply of active listings stands at just 2.17 months, far below a balanced market of a 6 month supply. The rest of the SCWMLS region (excluding Dane County) is standing better at 5.75 which is considered a fairly balanced market. The median sales price, shown in the chart below is still on a rise. Dane County Specifically is at $239,900 which is 5.2% higher than last year. The entire South Central Wisconsin region is trending higher Year-to-date.
If you're still on the fence about selling your home there's no question that now is the opportune time to sell faster for more money. If you've decided now is the time to sell contact us at 608-620-4234! We helped 48 clients buy and sell homes successfully last year and we can't wait to help you.

The second Thursday in May of every year has come to be known as RED Day at Keller Williams Realty. RED Day was introduced in 2009 as a way to give back to the communities we serve and stands for Renew, Energize and Donate. It's a way for us to take a step back from the daily grind of our lives and remember what's important.
This year we helped The Road Home Dane County by sprucing up a few of their rental and community buildings. It was an honor to assist such a wonderful cause to help prevent homelessness. The Road Home is dedicated to relieving families of homelessness and also to build skills, resources and relationships that set the stage for long term success.
Giving back really helps you remember how blessed you are and what you're thankful for. We had a great team working with us and we got a lot accomplished from deep cleaning, painting to landscaping. Challenge yourself to give back this year, a little goes a long way!

Now that the weather is finally getting warmer it's time to start working on your outdoor upkeep! To keep updated on your home maintenance it's easier to tackle a few projects a month. That way you can spend the summer in the sun instead of scrambling to get it all done before it gets cold.
Here's what you should get started on for May:
Check all decks, patios, porches, stairs and railings for loose members and deterioration.
Check plumbing shut-off valves. Ensure that they turn off and on freely.
Service your kitchen disposal by grinding several cups of ice cubes.
Check vents, louvers and chimneys for bird nests or squirrels.
Check your sprinkler system for leaky valves and exposed lines.
Inspect your home's exterior siding for mildew. Scrub off as necessary.
Check your air conditioning unit and have it serviced before summer temperatures arrive.
